Where Short-Term Rental Accounting Gets Complicated
Multiple booking platforms
Airbnb, Booking.com, Vrbo and direct bookings each report sales and pay out on a different schedule.
Platform payouts
Cleaning and guest fees
Tourism Dirham and municipality fees
VAT
Corporate Tax
Eight Touchpoints, One Set of Books
Where it usually breaks: the highlighted steps above are where most hosts lose track, commission and government fees buried in a lump-sum payout, cleaning fees recorded inconsistently, and tax filings built on numbers that were never reconciled to the bank in the first place.

Frequently Asked Questions
Yes. We reconcile platform settlement reports against your bank account, accounting for host service fees, cleaning income and cancellations so your books reflect what actually reached you.
Platform commission, cleaning fees, Tourism Dirham and any cancellations are all deducted before the payout reaches your bank. We record each of these separately so your P&L shows what you actually earned, not a single net figure.
If your taxable supplies exceed AED 375,000 a year, VAT registration is mandatory, whether you host through your own site or a platform. We assess whether your supplies qualify as standard-rated, and handle registration, return filing and mixed-use property treatment.
Generally yes, if your rental activity is licensed in the UAE. Small Business Relief may apply where revenue stays under the relevant threshold. We assess your position and handle registration and filing either way.
The Tourism Dirham is a government fee, typically AED 10 to 20 per room per night depending on your property’s classification, collected from guests and remitted to the relevant authority. We track it separately from your rental revenue so your margins and filings stay accurate.
Multi-property is the default we design for. Each unit gets its own profit and loss, consolidated into one portfolio report, with owner statements where properties belong to different owners.
Each cleaning or service fee is recorded against the booking it relates to, separately from the nightly rate, so you can see what guests paid for and what it cost you to deliver.
