The short-term rental problem

Where Short-Term Rental Accounting Gets Complicated

Every booking touches a platform, a payout, a cleaning fee and a government charge before it ever reaches your bank account, and each one needs its own treatment in the books.

Multiple booking platforms

Airbnb, Booking.com, Vrbo and direct bookings each report sales and pay out on a different schedule.

Platform payouts

Host service fees and payment processing are deducted before funds ever reach your bank account.

Cleaning and guest fees

Cleaning, linen and extra guest charges move through the books separately from the nightly rate.

Tourism Dirham and municipality fees

Government charges collected from guests need to be tracked and remitted correctly, not lumped into revenue.

VAT

Short-term rental income, mixed-use properties and management fees can each carry a different VAT treatment.

Corporate Tax

Taxable profit depends on getting booking revenue and fee allocation right in the first place.
Where the numbers get complicated

Eight Touchpoints, One Set of Books

These systems don’t reconcile with each other automatically. Every step below is a place where your booking figure and your bank balance can quietly drift apart.

Where it usually breaks: the highlighted steps above are where most hosts lose track, commission and government fees buried in a lump-sum payout, cleaning fees recorded inconsistently, and tax filings built on numbers that were never reconciled to the bank in the first place.

How BCL fixes it

We reconcile every one of these touchpoints monthly, platform settlement to bank to books, so your VAT return and Corporate Tax filing are always built from numbers that already tie out, not numbers we hope are close enough.

Built for your model

Accounting Built Around Your Rental Model

Different short-term rental models create different accounting and reconciliation requirements. We adjust the approach to the model, not the other way round.
BCL

Individual hosts

A single self-managed unit. DTCM permit, Airbnb and Booking.com listings, Tourism Dirham and VAT handled around one property.

Holiday home operators

Managing properties on behalf of owners. Owner statements, commission splits and operator licence considerations.

Multi-unit portfolio owners

Five, ten or twenty-plus units. Per-property profitability alongside one consolidated portfolio report.

Serviced apartment operators

Hotel-style operations blended with a short-stay booking mix, front-desk and housekeeping costs included.

Mixed long and short-term landlords

Some units on a long-term lease, others on Airbnb, with different revenue and VAT treatment sitting side by side.
Know your real numbers

Gross Booking Value Isn't the Same as Net Payout

Platform commission, cleaning fees, Tourism Dirham and cancellations all sit between what a guest pays and what actually reaches your account. We build reporting that shows the gap.

Gross booking value

AED 900,000

Net payout received

AED 713,000

Platform commission takes out AED 27,000, cleaning and guest fees account for AED 60,000, Tourism Dirham and municipality fees add up to AED 70,000, and cancellations take a further AED 30,000. Most hosts only see the gross figure on their dashboard. We make sure you see the number that actually lands in your account.

Questions

Frequently Asked Questions

Yes. We reconcile platform settlement reports against your bank account, accounting for host service fees, cleaning income and cancellations so your books reflect what actually reached you.

Platform commission, cleaning fees, Tourism Dirham and any cancellations are all deducted before the payout reaches your bank. We record each of these separately so your P&L shows what you actually earned, not a single net figure.

If your taxable supplies exceed AED 375,000 a year, VAT registration is mandatory, whether you host through your own site or a platform. We assess whether your supplies qualify as standard-rated, and handle registration, return filing and mixed-use property treatment.

Generally yes, if your rental activity is licensed in the UAE. Small Business Relief may apply where revenue stays under the relevant threshold. We assess your position and handle registration and filing either way.

The Tourism Dirham is a government fee, typically AED 10 to 20 per room per night depending on your property’s classification, collected from guests and remitted to the relevant authority. We track it separately from your rental revenue so your margins and filings stay accurate.

Multi-property is the default we design for. Each unit gets its own profit and loss, consolidated into one portfolio report, with owner statements where properties belong to different owners.

Each cleaning or service fee is recorded against the booking it relates to, separately from the nightly rate, so you can see what guests paid for and what it cost you to deliver.
